Our Story

Vertical Luxury was born in 2022 from the unmet demand for exceptionally built, beautifully designed new construction homes with upscale finishes and floorplans that fit the needs of today’s busy families.  Owner Ken Warlick, a longtime Atlanta native, witnessed homeowners struggling to find new construction homes in the luxury category that contained all the functionality and trending design features they were looking for, in the communities they desired to live.  Historically, speculative homebuilders aren’t willing to build in the luxury category due to the costs and risks involved. The speculative homes that do make it for sale lack the square footage, the amenities, a cohesive design presentation, outdoor living space, and custom touches that homebuyers want.

Ken Warlick

Ken Warlick is a seasoned residential construction professional with over 25 years of design-build experience. He’s built over 300 single-family homes throughout north metro Atlanta and is well-known as a thought leader within the industry. In 2021, Ken served as the President of the Greater Atlanta Home Builders Association and is a lifetime member of the board. He is also a member of the Design Review Board in Milton and an Obie Award winner for single family home construction.

A graduate of Georgia Southern University in Construction Management, Ken’s passion lies in designing and building high end luxury homes with the latest design trends, classic touches, and quality materials. He takes great personal pride in each home he builds, always striving to achieve the perfect mix of design and function. Ken lives in Milton with his wife and three children, and when he’s not working or advocating for homebuilders, you can find him on the golf course, poolside, or at the lake fishing with his kids.

The Vertical Luxury Home Building Process

Vertical Luxury’s homebuilding process is honed from years of experience. We manage everything from land acquisition and home completion through a well-oiled process:


Vertical Luxury scouts the best properties in sought after neighborhoods with great schools, outdoor living space, privacy, and close proximity to city centers, dining, and retail. We understand what homeowners want, and only acquire land that meets our stringent criteria.


Once Vertical Luxury identifies and secures the property, we proceed with creating mood boards for engineering architectural style, home elevations, and interior design. Architectural plans are drawn, design presentations curated, and materials are sourced.


Once engineering and house plans are finalized, design selections and presentation packages are completed, Vertical Luxury executes the permitting process, and prepares the site for vertical construction. Construction begins, and a custom designed dream home is completed in about 8-10 months. Our trade partners are best in class, and only the finest in quality materials and finishes are used. This organization and process allows Vertical Luxury to build better, faster, and more efficiently.

Vertical Luxury Homes For Sale

Another benefit Vertical Luxury offers homeowners are pre-sale opportunities.  If a home is under contract before it’s completed, Vertical Luxury conducts a thorough design meeting to review all the finishes predetermined in the home and will work with our clients to make simple cosmetic modifications and alternative selections where possible and depending on the stages of construction.
